Job Description

Job Responsibilities

  • Efficiently manage and respond to all building work orders and tenant requests for repairs in a timely and professional manner using Building Link. Ensure that all building work is adequately tracked and monitored through these systems.
  • Punchlist the turnover of apartments in an expeditious and cost effective manner to ensure available units are available to market in mint condition in as short a period as possible. Coordinate with Property Manager and Leasing staff on the management of building turnover and move-ins of new tenants.
  • Daily inspection, monitoring and maintenance of building systems including but not limited to boilers, cooling towers, HVAC, plumbing, electrical, etc.
  • Highly skilled in 1) diagnosis of potential problems that may arise in the physical plant and 2) implementation of proactive and cost effective solutions that offer minimal disruption to tenants.

Qualifications

Technical Skills

  • Extensive technical background (plumbing, electrical, appliance repair) and direct experience in the diagnosis, monitoring and maintenance of different residential apartments and overall building systems.
  • Direct experience and understanding in the diagnosis, repair, servicing, and maintenance of kitchen appliances, plumbing and bathroom fixtures, trash compactors, Packaged Terminal Air Conditioner (PTAC) units / Heat Pumps / RTU units and other common area split system units.
  • Experience using Building Link and Key Link to track building activity and develop management reports on staff utilizations and tenant interactions.

Experience

  • Ideal candidate will have previous experience as Handyman at a large scale luxury rental building or commercial office building.
  • References from relevant previous employers will be sought.

  • Excellent communications skills
  • Exemplary work ethic and attention to detail with and focus on building cost control
  • Multi-tasking and management of multiple complex projects concurrently
